Which survey do you actually need?
Level 2 or Level 3? The right survey depends on the age, type and condition of the property and the risk you’re willing to carry. Here’s how to choose with confidence.
A Level 2 (Homebuyer-style) report suits conventional, reasonably modern properties in fair condition. A Level 3 full Building Survey is more detailed and better suited to older, altered, larger or unusual buildings where you need a deeper understanding of construction and defects.
Yes a mortgage valuation protects the lender, not you. It doesn’t assess the property’s condition or warn you about defects and repair costs. An independent survey is there to protect your decision.
