What it is
Building pathology is the systematic study and diagnosis of building defects. It looks at how a building was constructed, how it is used, and how its materials, environment and history interact, in order to identify the underlying cause of a problem rather than just its visible symptoms.
Most failed repairs fail for the same reason: someone treated what they could see. Paint over the damp stain and it returns by winter. Fill the crack and it reopens along the same line. A chartered surveyor acting as a building pathologist works the other way round, cause first, then repair. It is the difference between medicine and make-up, and it is usually the cheaper route once you count the repairs you don’t end up repeating.

Building pathology is the investigation and diagnosis of building defects, establishing why a problem such as damp, cracking or decay is happening by examining the building’s construction, materials, environment and use, so that repairs address the cause rather than the symptom.
A building pathologist (at ASG, a chartered surveyor with defect-diagnosis expertise) inspects the defect and surrounding fabric, identifies the mechanism causing it, assesses severity and urgency, and recommends remedial action, including further testing or specialist input only where it genuinely adds value.
A specific defect survey is a focused inspection of one known problem, a damp wall, a crack, a leak, rather than the whole property. It is usually quicker and more economical than a full building survey, and produces a deeper report on that single issue
