What it is

A housing disrepair survey is an independent assessment of a residential property, usually carried out where a tenant or landlord needs impartial evidence of disrepair. This most often relates to a landlord’s repairing obligations under Section 11 of the Landlord and Tenant Act 1985. The surveyor inspects reported issues, assesses their severity and documents the likely cause and required repairs. Where the report is needed for a legal dispute, it can be prepared to Part 35-style standard for use as expert evidence.
